Polish Land Development VC Fund

Polish housing market remains at the 1,000,000 apartments deficit. Developers constantly look for attractive location based in major cities. Attractive land plots are purchased be property developers in discrete, often without preemptive agreements. 

Above plots are out of reach  for property investment funds.
As three is a shortage of plots located at the administrative borders of cities, developers move to neighboring towns looking for land acquisitions.    
Land marked has matured over last 20 years. Plot prices reflect  location, local municipality urban plans and private issues (financial and family problems) of plot owners.
Property developers are looking for acquisition in a rage in the range of 50-80 mln PLN (€10-20 mln) and ablity to immediately start project execution state. 
Bellagio Development has received mandates to sell plots in the value of €20-100 mln. of the size 500,000-3000,000 m2 (50-300 ha). which need to go through development process, which will take 2-3 years. In order to finance such project we decided to establish Polish Land Development Fund, with the initial capital up to €250 mln.    

We are looking for direct or indirect investments in land to be developed. 

Acquired plots need to go through complex development process, which may trake-2-4 years

Developed land will be sold to property developers (residential, retail and industrial)

The fund time frame is 5 years (2026-2031).

20% pa is out target ROI.  

The fund is at the process of being extablished.

Fist investments are scheduled for finalisation 1/6/2026.

Management is looking for a strategic partner to invest capital in the fund and provide long term international expertise on foreign land development projects.
