LOGISTIC CENTERS
Poland's industrial and logistics market remains robust, solidifying its position as a leading European distribution hub. In 2024, the sector saw significant leasing activity with 5.8 million sqm leased, the third-best result in Poland's history. The market is characterized by strong investment activity, with EUR 1.26 billion invested in warehouse assets in 2024. Key regions include Warsaw and surrounding areas, Upper Silesia, Central Poland (including Łódź), Lower Silesia, and Greater Poland (including Poznań).
The decision to build a logistics center is of strategic importance for the success of the entire investment, therefore the decision on the location must be preceded by a thorough examination of several of the following factors:

the presence of logistics tasks,

the location of terminals and combined transport bases,

existing infrastructure (hard-surface roads, railways, inland waterways, airports, seaports, etc.),

labor costs in a given region,

warehousing and transportation costs,

taxes and customs duties,

the required level of service (service completion time).
