In Tricity, more than half of transactions are renegotiations, and the lack of new supply, coupled with a 40% increase in space under construction, indicates impending pressure on rents.            

Despite the temporary slowdown in new supply, the fundamentals of the Tricity office market remain strong, as evidenced by a 40% year-on-year increase in development activity.

  • The first half of 2025 was defined by a change in the demand structure, with contract renegotiations becoming a key driver, confirming tenants' attachment to Tricity.

  • The total stock of modern office space in the region at the end of June amounted to 1.07 million square meters.

According to the latest report by international real estate advisory firm Savills , in the first half of the year, demand for offices in the Tricity amounted to 53,400 sq m, which represents a 5% increase compared to the same period in 2024. Tenant activity was stable and evenly distributed between quarters – 26,400 sq m was leased in Q1 and 27,000 sq m in Q2.

A key change occurred in the structure of concluded transactions, with renegotiations dominating demand, accounting for as much as 55% of its volume. This is a reversal of the trend seen in the first half of 2024, when new contracts accounted for 54% of demand. Furthermore, renegotiated contracts in the first half of 2025 were for significantly larger spaces – an average of 2,400 square meters – while new contracts averaged 830 square meters.

 

"The fact that over half of all transactions are renegotiations shows that companies are prioritizing security and predictability, postponing costly relocations. Some tenants are not only staying in their offices but are also optimizing their space. While this currently gives companies a strong hand in negotiations with landlords, the tenant market won't last forever. The lull in new supply heralds future challenges, especially for large tenants seeking modern space for growth," comments Wioleta Wojtczak. Head of Research , Savills Polska.

No new office buildings were delivered to the Tricity market between January and the end of June. Despite this, development activity is increasing – at the end of June, 32,200 square meters of space was under construction, representing a 40% year-on-year increase. All ongoing investments are located in Gdańsk, the largest of which is the PUNKT project by Torus (12,000 square meters). However, it should be noted that due to challenges related to commercialization and financing, some planned office projects have been put on hold. If all developers' plans were to come to fruition, the market in Gdańsk, Gdynia, and Sopot would grow by as much as 80,000 square meters of modern space by the end of 2027.

"The Tri-City office market appears to be stabilizing after a period of dynamic growth. Although no new buildings were completed in the first half of the year, the development potential remains significant, as evidenced by a 40% increase in the volume of space under construction. Market diversification is key. While Gdynia faces a high vacancy rate of 23.6%, Gdańsk, with a 9.2% rate, remains a healthy and receptive market. This is where new development activity and almost all demand are concentrated. We predict that in the coming years, limited new supply, combined with stable demand, will lead to a decline in the vacancy rate and create upward pressure on rents, especially in the best-located and modern buildings in Gdańsk," says Piotr Skuza , Associate. At the end of June, 135,100 square meters of office space were available for rent in the Tricity, resulting in a vacancy rate of 12.7%, 20 basis points higher than a year earlier. However, there is a clear variation between cities – in Gdańsk, the vacancy rate is 9.2% (74,100 square meters of vacancies), while in Gdynia it reaches 23.6% (54,500 square meters). A positive sign for tenants is the stabilization of rents, which in Class A buildings remain at €13.00-15.00 per square meter per month.
